What does Airbnb management cost?

We charge a percentage of realised rental income, with no setup fee, monthly fee or other fixed costs. We do not publish a single percentage, because the fee depends on the property's size, location, seasonal profile and the scope of service. You get a property-specific quote within one business day.

Do I pay anything if the property gets no bookings?

Accepted Answer

You pay us nothing if no rental income arises. The property's own costs, such as the maintenance charge, electricity and insurance, naturally stay with the owner.

How long is the contract and how can it be terminated?

Accepted Answer

The agreement is open-ended with no fixed-term commitment. Termination follows the agreed notice period, and already confirmed bookings are honoured as agreed.

Can I use the property myself?

Accepted Answer

You can use it freely. You block the dates you want at no extra cost, and it is worth announcing peak season weeks early so pricing can be optimised around them.

What insurance does short-term rental require?

The property needs a valid property or home insurance policy whose terms account for short-term letting. The booking channels' own protection programmes complement insurance but do not replace it.

What happens if a guest breaks something?

Accepted Answer

Damage is photographed as soon as it is found and compensation is sought primarily from the guest through the booking channel. For larger damage we file a claim with the channel's protection programme and, if needed, with the insurer, keeping the owner informed throughout.

We pay out monthly based on the previous month's realised bookings. Each payout comes with a report showing bookings, nightly rates, occupancy and deducted costs.

For a private individual, short-term rental income is in principle capital income, from which rental costs such as the management fee, cleaning, maintenance charge and insurance are deductible. Large-scale accommodation activity can, however, become business activity subject to VAT, so confirm your own situation with an accountant.

What does a property need to be suitable for short-term rental?

Accepted Answer

It needs to be furnished, clean and equipped so a guest can stay independently: a working kitchen, bed linen, towels and internet. The housing company's policy and the option for self check-in are checked as well.

A housing company cannot ban a shareholder from letting their apartment by a single decision, but house rules, the articles of association and the permitted use of the unit can restrict it. We always check the situation before starting.

From survey to agreement typically takes a few days, and after signing the property is photographed and published on the channels in about two weeks. Before peak season it pays to move earlier.

Our local team handles changeover cleaning, linen and consumables. The guest pays for cleaning as a separate fee with the booking, so it does not reduce the owner's income.

The property is published on Airbnb and Booking.com and, where useful, other channels, with calendars synchronised to prevent double bookings. The channel mix follows the property and local demand.

We handle guest communication in Finnish and English around the clock, from the first enquiry to check-out. The owner is not contacted at night or for everyday guest questions.

Faults are logged and we handle small repairs and maintenance visits through our local network. Larger repairs and purchases are always agreed with the owner in advance and are owner costs.

You can, but the switch is best timed so confirmed bookings transfer in a controlled way. We go through the handover together: channels, calendars, keys and guest details move without a break.
