Fee model
What does Airbnb management cost?
The fee is the owner's most important question. This page explains how it is built, what it covers and what it does not.
In short: We charge only on realised rental income: there is no setup fee, no monthly fee and no other fixed costs. If the property earns nothing, you pay us nothing. We do not publish a single percentage, because the fee depends on the size, location, seasonal profile and scope of service — you get a property-specific quote and income estimate within one business day.

How is the fee charged?
The fee is a percentage of realised rental income and is deducted at payout. If the calendar is empty, no fee arises — the risk sits with us, not the owner.
In practice this means we are motivated to grow the property's income, because our result follows yours directly.
No setup fee
Onboarding — survey, photography, building the listings and opening the channels — is included with no separate invoice.
No monthly fee, no fixed costs
We do not invoice a monthly fee, a system fee or a marketing fee. A quiet month costs the owner nothing on our side.
What does the fee cover?
The fee covers the full operational management — all the work that would otherwise fall on the owner.
- Creating and maintaining listings on Airbnb, Booking.com and other channels
- Dynamic pricing and calendar management by season
- Guest communication in Finnish and English around the clock
- Arrival and departure instructions, keys and smart lock codes
- Cleaning coordination and quality control
- Linen and towel logistics
- Spotting and coordinating maintenance needs
- Handling reviews and complaints
- Monthly reporting and owner payouts
What does the fee not cover?
Some costs belong to the owner by nature, because they relate to owning the property rather than renting it out.
| Cost | Who pays |
|---|---|
| Management fee | Owner (only on realised income) |
| Changeover cleaning | Guest (as a cleaning fee on the booking) |
| Maintenance charge, electricity, water, internet | Owner |
| Insurance | Owner |
| Repairs and furnishing | Owner |
| Replacing linen | Owner |
| Channel booking commissions | Deducted from income |
Who pays for the cleaning?
The guest pays the changeover cleaning: it is charged as a separate cleaning fee on the booking and is not taken from the owner's income. The owner pays for cleaning only for personal use or a separately ordered deep clean.
The cleaning fee is set to match the property size and local price level so it covers the work without deterring bookings as an excessive add-on.
Are the management fee and costs tax-deductible?
Costs related to rental activity — management fee, cleaning, linen, insurance and the maintenance charge — are in principle deductible from rental income in Finland. In practice this lowers the real cost of the fee considerably.
Taxation always depends on the ownership structure and your overall situation, so confirm the details with your accountant or the Finnish Tax Administration.
How is pricing structured in the Finnish market?
Short-term rental management in Finland is sold mainly in two ways: a fixed monthly fee or a commission on realised income. A fixed fee is predictable but moves the risk of empty months to the owner. A commission ties the provider's result to the owner's income.
Comparing providers on the percentage alone is misleading, because the content varies: some invoice separately for onboarding, photography, channel fees, guest communication or maintenance visits. Hidden costs usually come from exactly these separate charges.
| Model | Owner's risk | Incentive | Typical extras |
|---|---|---|---|
| Fixed monthly fee | High in quiet months | Not tied to income | Onboarding, channel fees |
| Commission on income | Low | Tied to income | Varies by provider |
| Hybrid | Medium | Partial | Base fee + commission |
Why is the quote always property-specific?
Properties differ so much that a single percentage would mislead most owners. The fee depends on size, location, seasonal profile, the number of turnovers and how broad a service the owner wants.
So we run a survey, estimate income from realised local demand, and give a quote that spells out both the fee and the scope of service.
