Dynamic pricing
A fixed nightly rate leaves money on the table in December and empties the calendar in November.
In short: Dynamic pricing means the nightly rate changes day by day according to demand, season, events and competing supply. In Lapland the difference is exceptionally large, because December and November demand differ by a multiple. In our own portfolio the average December nightly rate in Rovaniemi has been 29% better than the comparison level.

What does dynamic pricing actually do?
The rate is set for each night separately instead of using one seasonal price. It is based on realised local demand, competing supply, the booking window and the property's own booking history.
We use a pricing tool but do not let it decide alone: local knowledge of events, school holidays and flight connections corrects the model's assumptions.
Why does pricing matter more in Lapland?
Demand in Lapland is sharply seasonal. On peak December days willingness to pay is a multiple of a November weekday, and a badly set fixed rate leads either to unsold nights or an underpriced peak season.
| Season | Fixed rate | Dynamic rate |
|---|---|---|
| December peak | Sells out instantly at too low a price | Raises the rate with demand |
| January–March | Works reasonably | Optimises weekends and holidays |
| November and May | Stays empty | Lowers the rate and fills the calendar |
How are events and the booking window handled?
- Event weekends and holidays are priced separately and given minimum stays.
- Nights far in the future are priced higher and adjusted as the booking window approaches.
- Single nights left between bookings are priced lower so no unused gaps remain.
- Weekly and monthly discounts are used for longer stays in quiet seasons.
